Letter of objection to 912-920 High Road N12

Dear Sir or Madam,

 

Re Objection to planning application 912-920- High Road London N12 9RW, Ref: 17/3634/FUL

 

I am writing on my capacity as London Assembly Member for Barnet and Camden to object to the above application on the following grounds:

 

Pollution and noise

 

The application will result in an unacceptable increase in pollution that a constant stream of additional traffic will produce, causing damage to the environment and health, particularly the elderly and young children.

 

There will be an increase in noise disturbance levels that will be constant throughout the day and week. The plans mention that the exit of the underground parking onto Mayfield Avenue will not be dissimilar from the existing arrangements. However, this is not the case as the plans indicate that the exit from the underground parking will run directly parallel to the boundary wall of 1 Mayfield Avenue, thus having a detrimental effect on the general enjoyment of the property as cars rev their engines up the incline from the car park underground.

 

Planning impact

 

Neighbouring properties privacy would be lost by overlooking as vehicles exit the proposed new premises. There would be a detrimental effect on the character of the neighbourhood, contributing to the overdevelopment of the area. There are ample retail units locally, many of which have become vacant, been vacant for many months or have not yet been let, as appears to be the case in respect of the retail units at the base of the recently-completed Trinity Square, 2 High Road Finchley London N12 8QR (the former Furnitureland site)

 

There will be a harmful effect on the residential amenity of the neighbourhood. The proposed development will create an ugly aspect at the top of the road, particularly as this is the designated area for daytime service deliveries and refuse collection. This would result in an adverse effect on the visual amenity of the area.

 

Traffic and transport

 

The area designated for lorries to turn is limited and this will no doubt cause a traffic safety hazard to pedestrians and other road users while the weight of the lorries will cause damage to the residential street

 

I believe that the proposed development will be detrimental to the already heavily-congested area at the top of Mayfield Avenue. There are already 4 exits from car parks into the top of Mayfield Avenue, in very close proximity to the proposed exit of this new development. Such an arrangement, coupled with the traffic from the High Road, will cause massive disruption to the area as well as making it very difficult for residents and their families to cross the road safely.

 

Conclusion

 

The arguments outlined above in my opinion are strong grounds for rejecting this application as being against the policies of the Council and the London Plan due to the pollution and noise disturbance, planning issues, and impact on local traffic and pedestrian safety.
